1. Strip, seal, wax and polish the floor. (Resilient floor)
Strip, seal and wax the floor twice a year or once a year. It depends on the condition of the floor or how well you maintain the floor. In some cases, it needs to be stripped, sealed and waxed more often.
How to strip the floor:
Move the light furniture and sweep the floor. Spread the stripper (mixed with water) on the floor by using a mop. Be careful that the stripper does not seep in the carpet or under file cabinets. Wait about 5 minutes or until the stripper has had time to soak into the floor. Apply the solution only to areas you are working on. To pick up the solution immediately, use a water vacuum. The easiest way to gather up the solution is to use a squeegee. Pick up the remaining solution by using a water vacuum. By doing so, you can pick up the solution easily. If you use a mop, it is really time consuming. After picking up the solution, you have to rinse the floor by using a clean mop. You need use a doodle bug, pet, counter brush and etc. to strip and clean the corner and the edge of the floor and stairwell.
How to seal the floor:
Wait until the floor gets completely dry. You need to use a rayon mop. It is recommended that you put a trash liner in the bucket to keep it clean. Seal the edge of floor first. Be careful so that the sealer does not touch to the baseboard. Then lay a coat of sealer on the floor surface following a figure eight motion.

Three coats are recommended. You should seal the floor with a minimum of two coats. Each coat has to completely dry. The sealer is stronger than the wax. It will protect the floor.
How to wax the floor:
You should use a squeegee mop for the sealer because it’s hard for the sealer to remain in the mop. You do not have to use a separate mop. It is recommended that you put a trash liner in the bucket to keep it clean. Wax the edge of the floor first. Be careful so that the wax does not touch the baseboard. Lay a coat of wax on the floor surface using a forward and backward motion for the applicator or a figure eight motion. Three coats are recommended. You should wax floor minimum with a minimum of two coats. Each coat has to be completely dry. In case that the floor is very small and the floor is rarely used, you can skip the sealer process. You can wax the floor directly. Maintain the floor by buffing it regularly. Once a week is recommended. As time lapses, the wax will thin out by spray buffing. You need to scrub and wax once a month. This process will reduce the frequency of stripping and waxing.
How to polish floor:
A. Wood floor
B. Resilient floors;
Asphalt, Rubber tile, Linoleum and Vinyl
C. Non-Resilient floors;
Concrete, Marble, Terrazzo, Ceramic and Quarry tile
A: How to polish wood floors:
The conventional low speed (approx. 175rpm) rotor floor machine is used for polishing wood floor. Use a soft white pad. Solid wood floor wax is recommended for this job. Put the wax at a distance of approximately two feet by two feet using a painting patch knife. Then, spread the wax on the floor by using a sponge mop. Wait approximately five minutes (follow the direction of the brand wax) so that the wax has time to soak in the floor. If you raise the handlebar slightly, the machine will move to the right. If you lower the handlebar, the machine will move to the left.

B: How to polish resilient floors:
The high-speed (Approx. 1500 to 3000 rpm) floor machine is used for polishing resilient floors. There are two kinds of pad. First apply red or beige pad to remove scratches, surface soil, heel mark and scuff marks. Polish the floor, then if you want more shine on the floor, use white pad. First spray buffer. Then use the high-speed machine. You can use the low speed machine (175-RPM) for the floor, which is waxed at low speed buff wax. Use red pad for low speed machine.
How to scrub and wax floors:
If you only spray buff the floor, the wax will be thin as time lapses. You need to scrub and wax. Move light furniture and sweep the floor by using dust mop. Do not use a stripper but you can use a regular floor cleaner or degreaser. Mix the chemical with water in a bucket. Spread the solution on the floor by using a mop. Be careful so that the solution does not come into contact with the carpet or under file the cabinets. Wait about five minutes or at least allow the solution time to soak into floor. Apply the solution only to areas you are currently working on using a scrub machine. Pick up the solution immediately by using a water vacuum. The easiest way to gather up the solution is to use a squeegee. And then pick up all the solution by using water vacuum. By doing so you can pick up the solution easily. After picking up the solution you have to rinse floor by using a clean mop. After the floor is dry, lay a coat of wax on the floor. Two coats are recommended.
